Thinking of buying real estate but not sure where to start? Below is a quick guide to getting started.

Step 1

Finding the right realtor

Pick a reputable brokerage, someone who knows the area, and someone you enjoy working with! You don’t have to know exactly what you’re looking for before reaching out, we are here to help narrow your search! Don’t have a lender yet? No worries! We can help you find one.

Pre-Approval

Once you’ve found a good realtor, the next step is getting pre-approved. This will help you determine your budget, give you credibility as a buyer, and sellers love to see it!



Step 3

Make A Wish List

Now that you know your budget, begin thinking through what matters most to you. Is it location? Do you absolutely have to have a yard? How many rooms do you need? These are a few questions to help get you started. Once you have your list, fill your realtor in. They can help compare your list to your budget, and the current market.

Start House Hunting

Keep an open mind as you attend open houses, schedule showings, and consider your wish list. That list may change a bit as you begin to see different areas, home designs, etc. There is no perfect house, but our goal is to help you get as close as we can!



Step 5

Your First Offer

When you find the right home, let your realtor know as soon as possible! They will walk you through everything you have to consider when making an offer. This is where picking a good realtor will separate you from other buyers. Their strategy, negotiating skills, and advice can help you curate a winning offer!

Preparing for Closing

Once your offer is accepted, you will typically have 30 to 45 days to prepare for closing. In the first few days after getting an offer accepted make sure you are aware of how to send any earnest money you owe! This is a very important deadline to meet! Your lender & realtor will help you keep track of other important deadlines and let you know everything you may need to prepare. Keep an eye on your email and be extra communicative with both, they will help you cross the finish line!



Step 7

Closing Day!

Your agent, closing officer, and lender will let you know what to bring to closing! If you have any questions, don’t hesitate to reach out. Typically you will need to bring a valid form of ID and a cashier’s check for the amount due at closing! Take the day off of work if you can, celebrate your new purchase, and just like that you are no longer a first-time buyer!
